Asset Management means different things to different people. Broadly, it can be defined as a process of deploying, operating, maintaining, upgrading and disposing of assets cost-effectively.
It is not a service that all of our clients require and goes some way beyond the normal property management service.
To us, asset management means the application of a wide range of property expertise to ensure that a particular property performs to its maximum potential and because no two properties are the same, the range of expertise we may use is highly variable.
Essentially, the aim will be to identify and exploit opportunities to improve the asset. So, for example, there may be opportunities to restructure leases to create a more secure income stream, or to manage the tenant mix to enhance the attractiveness of a retail location, or to buy in adjoining land or buildings if they can be acquired economically, or to refurbish or redevelop a property where the return is justified against the capital cost.
The key to the process is to have a sound understanding of the many facets of the property industry and in doing so be able to spot the opportunities as they arise and to steer the asset in the right direction.
